Summer is starting out hot, hot, hot!! Be sure to keep yourself, kids, and pets hydrated! We are concluding this multi-part series on the Architectural Control Committee (ACC) Guidelines that deals with homeowners’ animals and property. The stated goal of the ACC guidelines is to “preserve the great charm and natural beauty of Harris Estates through the use of a coordinated plan of development.
GUIDELINE 16: TREE REMOVAL: Removal of any living tree must be approved by the ACC. Dead trees may be removed without ACC notification and/or approval.
There are a number of dead trees throughout the neighborhood. You do not need approval to have them removed. Severe storms may produce gusts that will topple tall dead trees onto the street, your property, or neighbor’s property.
Speaking of trees, we will be removing the Tom Weatherford memorial tree soon. It unfortunately did not survive. We will discuss what to do concerning this memorial in the future.
GUIDELINE 17: GARBAGE COLLECTION: Homeowner(s) are permitted to place garbage curbside the evening before the scheduled collection day. The garbage can and any trash or leftover garbage must be removed the same evening of the collection day. Homeowner(s) shall keep garbage can(s) in areas either not visible from the street or stowed along the side of their homes as concealed as possible.
Most families are planning an extended vacation this summer. If you plan to put out your garbage can out just before you leave town, please coordinate with a neighbor to have the garbage can returned your property so it is not visible from the street.
GUIDELINE 18: ROOFS: All roofing materials should be asphalt/fiberglass architectural shingles.
Many roofing options exist when replacing your aging or damaged roofs. Currently, the ACC guidelines only allow for asphalt and fiberglass architectural shingles.
GUIDELINE 19: EXTERIOR PAINT: The primary colors of the Harris Estates homes should match the craftsman-style character of the neighborhood. All paint changes of the exterior front door and shudders require approval from the ACC.
Painting your home is a great way to freshen up the appearance of your home. When placing your ARI request for new paint job, be sure to include an image of the paint samples in a separate email to the ACC.
GUIDELINE 20: DRIVEWAY: All driveways shall be concrete. Any additions or changes to the driveway require approval.
If you are planning a driveway expansion, you will need to request approval from the ACC. The only approved material for a driveway is concrete.
Are you planning a project? Be sure to submit an Application for Residential Improvement (ARI) in advance. Until next time, take care!
