HOA Annual Meeting of the Members

HOA homeowners gathered at Lot 29 for our annual HOA Meeting of the members. Here are a few topics from the meeting that were discussed. More details about all what was discussed can be found in the minutes from the meeting that was emailed to all homeowners.

Front Entrance Updates:  Mr. Sanchez continues to do a great job at the front entrance.  He recently planted new flowers, covered the flower beds with fresh black mulch, and covered the extended portion of the front entrance with pine straw.  One irrigation head was broken and replaced earlier this summer.   A front entrance flood light was also replaced. Our annual backflow test was completed on October 1st. Our HOA President is going to inquire Coweta EMC about installing an electrical outlet on the north-eastern side of the front entrance. This will allow that side to be illuminated at night with a spotlight and also will allow Christmas lights to be illuminated without having an extension cord strung across the road.

ACC ARI Updates:  So far this year, we have had 5 submissions for applications for residential improvements.   All were approved.  3 complaints were received this year.  All were resolved.

Treasurer Update:    Chris Flournoy gave an update on the finances of the HOA.  We are on target to spend most of the money that was budgeted for 2024.   

HOA Website:  The HOA website has been visited over 1500 times this year.    

House Bill 220:  This law was signed into law on April 22,2024 and impacts all homeowner’s associations in Georgia.   Erik explained that an extensive article is on the HOA website.   The main changes are the following:

  • Homeowners must be notified in writing of violations to the Declaration and ACC Guidelines
  • Homeowners voting rights are retained in violations to the Declaration and ACC Guidelines
  • HOAs must have an annual meeting and give advance notification to the homeowners.
  • HOA annual meetings must give reports of the “affairs, finances, and budget projections of the association”

ACC Volunteers:  Erik said we need volunteers for 2025.  Please email us if you are available to volunteer to serve on the ACC next year. Volunteers serve a three month period.

Christmas Decorations:  Greg is working on determining all that needs to be purchased for the front entrance (new garland and new bows).
